I recently moved out of flat #G3 on the ground floor. Unfortunately, the owner, Mr. Venkatesh Reddy, has not returned my security deposit and continues to delay it with various excuses. Even though after 10 days , he refused to return money. During my stay, I found him to be uncooperative when it came to addressing issues in the flat. The flat has a serious cockroach infestation — to the extent that they even entered the water purifier. Ventilation is also quite poor, which adds to the discomfort. Additionally, for any common area maintenance or basic repairs, he expects tenants to bear the cost, even when it’s clearly the owner’s responsibility. If you’re considering moving into flat #G3, I strongly recommend thinking twice and inspecting the place thoroughly before making a decision.

I recently moved out of Flat 203 in this apartment complex, and my experience was terrible. The owner, Venkatesh Reddy, has not returned my deposit even after a month, despite promising to do so on my moving day. He avoids my calls and seems untrustworthy. His agent, Sukkoor, charged a one-month commission, claiming he would handle everything, but he didn't help me get my deposit back when I moved out. The security guards are extremely rude and make their own rules, making it uncomfortable to live there. For example, they don't allow deliveries from services like bbdaily or Country Delight for milk or vegetables to your flat. There is a severe lack of hygiene in the common areas, and during the heavy rain season, gutter water floods the basement/parking area, which is a serious health hazard. They charge separately for water, apart from the already high maintenance fee of ₹2500 for a 1 BHK. The water bill itself can range between ₹1500 and ₹4000, making it very expensive. The lift is more of a showcase item as it doesn't function for 2-3 days each week. The small space designated for kids is dirty and poorly maintained, posing risks for children who play there. Overall, I do not recommend renting here due to the numerous issues and lack of accountability from the owner and management.

I stayed in apartment 305 for 10months (moved out 1 month prior due to the owners greediness for which we did not agree) and I feel compelled to share my experience to help others make an informed decision. The apartment complex is burdened by a useless association that imposes unnecessary rules, going so far as to dictate where we can place our shoe stand. Their interference, despite not being owners, made our lives needlessly difficult. The owner of flat 305, where I resided, was incredibly rude. He used profanity and cursed at tenants, subjecting us to constant emotional distress. Living next door to such a person was unbearable. Persistent issues with water and electricity plagued our stay, and despite numerous complaints, these problems were never resolved, causing significant inconvenience. The overall condition of the flats was deplorable. Wardrobes were deteriorating, shedding white powder onto our clothes, rendering them unwearable. The washrooms were shockingly small, making it nearly impossible to move comfortably inside. Additionally, there was no ventilation, exacerbating the discomfort. To make matters worse, the owner unilaterally increased the rent by almost 50% halfway through our agreement, coercing us to leave if we couldn't afford the sudden hike. Our initial agreement was for a 2BHK at 22.5k, but this was abruptly raised to 32k. On top of all these problems, there was a maintenance charge of 2.5k for a malfunctioning lift. Ironically, taking the stairs proved faster, and the lift was frequently under maintenance, rendering it useless for half of the month. It's important to consider these issues before deciding to stay here. I hope my experience helps others avoid the troubles I faced during my tenancy

One of my friends had a terrible experience in room number 305 of this apartment. If you are considering moving into this apartment, I would advise you to take the following points into consideration: Upon moving in, my friend sensed a negative atmosphere, but due to limited options, they decided to proceed with the move. However, soon after, they encountered an extremely rude and unprofessional owner who would consistently mistreat them. The owner's residence being adjacent to the building exacerbated the situation. The room itself was below the minimum standard. There were inadequate lighting arrangements, and the water heater did not function properly. Additionally, the two bathrooms in the apartment posed issues: one had an Indian-style toilet, and the other with a Western toilet was too small to even extend one's arms inside. The balcony was rendered unusable due to frequent pigeon droppings, which made it unclean and unpleasant. The involvement of the watchman added to the negative experience. He unnecessarily interfered in conversations between my friend and the owner, often misinforming the owner about activities that were never performed. Furthermore, the rent for the apartment suddenly and significantly increased from 22k to 32k without any prior notice. Considering the above factors, I would advise you to explore other apartments in the Bellandur area. My friend currently resides in a better apartment, so it would be wise to avoid moving into this particular one. It's essential to thoroughly research and consider multiple options before making a decision about where to live.
