The Good: Maintenance & Landscape: The garden areas and internal landscaping are excellent and well-maintained. Proximity to Amenities: Having a Forum Mall coming up right at the entrance is a huge plus for convenience. Design: The ratio of plot area to open space is well-planned, and the clubhouse itself features high-quality amenities. The Bad: Lack of Privacy: The internal parks and the spine road are effectively public. We are seeing outsiders using common parks and facilities, which compromises the security and exclusivity of the township. Commercialized Clubhouse: Despite each plot owner paying lakhs toward the clubhouse construction, it is fully controlled by PPMS (Prestige Property Management & Services). The clubhouse is run commercially with arbitrary annual subscription charges. To make matters worse, staff and guards have been found using the gym for free without management oversight. Event Disruptions: The clubhouse functions like a commercial venue. There are engagement or birthday parties almost every weekend, making it inaccessible to residents. This is unlike standard apartments where halls are reserved exclusively for residents. Massive Encroachment of Skyline: The plots are being boxed in by 30-floor towers on multiple sides by Prestige. For many, the "open villa" feel is completely ruined by these high-rises blocking the skyline. Location & Density: The plots are located 2km from Sarjapur Main Road, behind villa and dense apartment clusters (TPC). Expect internal roads to be choked during peak hours. Resident experience: While a few owners building homes care about livability, the majority are investors focused solely on the 3x price appreciation. They seem happy to sell and transfer these livability problems to the final homebuyer. Before buying a plot here for end-use, please do your due diligence. While you pay a premium price, the living experience is far from it.
