Premium Prices, Contaminated Water. Since Nov 2025, residents have been dealing with E-Coli contaminated tap water — yes, in kitchen taps, bathroom taps, basically everywhere. Several residents suffered stomach infections, some were even hospitalised, while the management’s biggest achievement was apparently mastering the art of denial till February. Despite residents sharing actual water test reports, the board continued behaving like contamination was just a “negative mindset.” Meanwhile, most of us shifted to drinking Bisleri water because trusting tap water here feels like gambling with your digestive system. And what was the grand solution after months? Excessive chlorination. Now the water smells like a public swimming pool from every tap in the house. Kitchen? Chlorine. Bathroom? Chlorine. Probably one spark away from becoming a chemical lab. The most impressive part is that after 6+ months: • No proper resolution timeline. • No visible long-term fix like society-level filtration. • No transparency on block-wise contamination reports. • No urgency whatsoever for a serious health issue. • Endless long messages listing “actions taken,” reading more like an appraisal self-review than crisis management. • Important details restricted to a few people instead of informing every resident openly. For a society where flats cost ₹2+ crore, rents go up to ₹75–80k per month, and maintenance itself is around ₹6–7k monthly, residents shouldn’t have to worry about whether their water is safe to use. Also, don’t blindly trust online Google ratings — a lot of them seem heavily influenced by brokers and marketing.
3BHK with Complimentary Blackouts 🔌⚫ Living here has been quite an experience, and I think anyone considering renting or buying should be aware of one major recurring issue: prolonged power outages. This isn’t about the usual short BESCOM interruptions. There have been multiple instances where the society has faced outages lasting anywhere between 2 to 5 days. A common pattern seems to be that whenever nearby digging work happens — for water lines, gas pipelines, etc. — the main power cable gets damaged, after which the entire society runs on diesel generators until repairs are completed. Unfortunately, DG backup is quite limited during these periods. During extended outages: - Geysers, ACs, microwaves, induction stoves, etc. cannot be used - In some buildings even RO systems and mixer grinders don’t work on DG - Residents are sometimes unsure whether refrigerators will continue functioning properly - There have also been occasional DG interruptions during long outages Some recent examples: 11 Sep 2025, 9 PM → 13 Sep 2025, 11 PM Main BESCOM line fault somewhere on the main road. 28 Jan 2026 → 1 Feb 2026, 2:50 AM One of the longest outages. The main BESCOM line was reportedly damaged near ORR/Ecospace. From what residents were informed, Sobha Iris currently has only a single source power line without a backup line, unlike some nearby societies. Repair work also got delayed due to digging permissions. One notice mentioned: “BESCOM has already obtained the required permission from BBMP to carry out the work. However, the HAL Traffic Police have not granted permission to dig during weekdays.” 23 Apr 2026, 6 AM → 24 Apr 2026, 11 PM During piped gas installation work, the power cables were accidentally damaged, reportedly because cable layout drawings were unavailable to the contractors. To be fair, this seems partly related to the broader infrastructure situation in the surrounding area and not just internal society management alone. Overall, apart from this issue, people can evaluate the society based on their own priorities — but the recurring long-duration power outages are definitely something buyers and tenants should know beforehand.
My reason to move out from this society. I am sharing this based on my personal experience living here, and unfortunately it has been very disappointing. Sharing for those who are considering living here. If you are planning to buy at high price please make sure you talk to atleast 5 residents and don't trust broker or owner for selling words. Power outages are extremely frequent due to a damaged main electric wire. Repairs usually take 3–4 days, and there is no backup BESCOM connection for the society in such cases. Basic maintenance issues have also been ongoing for months. Lifts stop working quite often, sometimes for an entire day. There have been instances where elderly residents and children got stuck due to lift failures, which is really concerning. water supply has been contaminated for the past couple of months, and it has already caused health issues for residents. No major corrective action has been taken so far. Many of the residents getting the water tested at their own expense. The STP system is very old and frequently stops working. Because of this, the flush water is dirty, bathrooms smell bad, and even the common green areas are stinky whenever the STP fails. No proper surveillance system. Parcels and delivery packages get stolen very often. Despite all these serious issues, I see brokers and some owners posting very positive reviews, which does not reflect the actual living conditions here. Please do not trust those reviews.
It's a good society with quite peaceful environment. The place is well maintained as well. There are six blocks of 9 floors each and each floor has 6 flats. The design and build quality is good and there is no issues related to basic amenities include water (Kaveri water is there), electricity, internet etc. The clubhouse is however is on a very basic side and nothing fancy.
A very beautiful gated society near Sakra world hospital, rooms are spacious , mostly 3BHK flats. Havr A big swimming pool, garden area for kids, seating arrangements near swimming pool, have green and beautiful walking area, have mix of family and bachlores mostly family family. Security people are nice. Good place to stay in peaceful environment.
Amazing place to live, this society gives you all cozy and warm vibes that one needs to get settled down, especially in a new city. Children keep playing here in evening and pet friendly.
