I currently reside in Sobha Dream Acres and overall it is a very well-planned gated community that almost feels like a small city inside itself. The society is very lively and active. Residents celebrate mostly all festivals and community events together which creates a strong neighborhood feeling and makes it easy to connect with people. 👍 Pros 1. Excellent amenities Each phase has its own clubhouse, swimming pool, and recreational facilities, which makes it convenient for residents. The project also has large open spaces, sports areas, walking tracks, and play zones for kids. 2. Lively community The society is very vibrant. From cultural events to festivals and social gatherings, there is always something happening which makes living here enjoyable. 3. Great location connectivity The project is located in a fast-growing tech corridor with good connectivity: Outer Ring Road – ~3 km Kundalahalli – ~2 km Sarjapur Road – ~5 km Major tech parks nearby include Embassy Tech Village, Helios Business Park, Embassy TechSquare, Ecospace, Ecoworld and offices of companies like Flipkart, Myntra, All Banking Companies and Tech is near by. 4. Large township feel The project is quite big and well maintained so it really feels like a self-contained township with everything inside. ⚠️ Things to consider 1. The society in itself is really good. Pros: 1. Multiple game options, like badminton, basketball, tennis, tt, squash, billiards, chess, carroms and more 2. Good and well maintained pools 3. Very nice walking areas 4. Good cultural events conducted by society 5. Maids, cooks etc are easily available Cons: 1. Within society I have found only 1 issue, its bit too crowded and hence the game facilities are too much on demand 2. But outside society theres nothing good. Very bad connectivity, the access roads are very bad especially during rains 3. Too much traffic block in the area 4. There are no good snack shops or cafes anything nearby 5. Tooo much dust, from the moment you step out of the society

Worst Society experience, even after communicating to security gate through mail about the scooter parking of our guest they locked the security, after asking them to call the associated Spoc, the person kept us waiting and more over association person not responding to calls. Security and association are there for convenience of residents not for torturing them.Such a rude behaviour we have received from security team of Sobha

Why? Why? Why would anyone buy a flat in a place where are the entry points are choked and just coming out to the main road takes more than an hour?

One of the big builder and society of Banglore. Society consists of more than 50+ apartment with each having 14 floor is functional and others are on construction work. Apartment are of varying 1BHK, 2BHK and 3BHK. Society is well equipped with personal parking, visitors parking, 24*7 security through out the society. Socity has 2 swimming pools, 2 clubhouse and other amenities. Playground like cricket, basketball, are available. Several small children park with playing equipment are available. Space for sale, events etc. Large amphitheatre is in progress of building. High security system no one is allowed without security code from main gate. Greenery is available in society. Beautiful is nature. Spacious to walk. Big basket refrigerator is installed in society 2-3 places for small general items.

Did you like your stay at SDA.. Is there any issue from flat owners staying above or beside.. because I heard pre-cast constructions will have such issues

Not bad compared to 3rd grade builder. If you buy home here you will end up paying more than agreement because of any rules which sobha defines every now and then. Road is a big pain,lot of traffic. No road safety, street lights missing. Lack/No response from CRM and other authorities. Poor quality material. Lot of 'lies' from sales person. 90% payment 1 to 2 years before handover. Customization strictly not allowed. Actual shown flat could be mirror of booked flat, sales team will hide it, you will get to know at your first visit. Flats near lift have lift sound problem Cost of the flat is too high compared to the # of offerings. Less amenities compared to the # of people. Not so clean and posh area. You will never enjoy outside of apartment. For few apartments high tension electricity wires are close. Rent amount is not soo good as of now. Some good part of the project ~ Sobha Landscaping Look Entry gate Sobha once again And much more. ;)

Ur electricity bill is flat 800 rs because it is a new tower and u r getting electricity from the builder. Once building gets all the clearances u wil get bescom connection and then u will be billed based on the meter. It will be more then 1000 rs. I have bought a flat in the tower in front of ur balcony which is wing 38 , and flat cost is around 80 Lacs for 1200 sq feet unit. Not 1 cr.

Its one of the best budget homes by Sobha of Sobha quality. I purchased a flat here and have monitored progress of my wing and other adjustment wings very closely. The dedication and perfection the works are tasked to achieve is phenomenal. Quality is of Sobha standard and to people new to Sobha properties, its best in this field. Especially the precast tech helps them achieve best quality and super finish. Every surface is finely finished and there are no ill fit objects ( like doors, windows). Work progress is almost 6 months ahead of the agreement date. Landscaping taken very seriously and done really well. i am sure once this entire project comes up, the look and feel is going to be of heaven on earth. Some of the pics
