Is this right for you?

Best for

  • Visitors who only see the exterior and common areas, not day-to-day residents.
  • Someone with a very short-term stay who can tolerate infrastructure unpredictability.

Not ideal for

  • Tenants expecting basic water hygiene — sewage backflow is a recurring, unresolved issue.
  • Renters counting on responsive management when maintenance problems arise.
  • Anyone paying premium Bellandur rent and expecting value for money.
  • Buyers: resale prices are reportedly inflated far beyond original purchase prices.

Pros

  • +Well-ventilated and privacy-conscious design(1 review)

Cons

  • -Sewage backflow and worms in commode water(2 reviews)
  • -Sudden power cuts, no backup(1 review)
  • -Poor construction quality despite being new(3 reviews)
  • -Management unresponsive during actual problems(1 review)

  • -Some owners show predatory rental practices(1 review)

Before you rent, check

  • Ask current residents directly about how often flush water is unavailable and whether sewage odor or backflow has occurred in their flat.
  • Check whether the society has a functioning power backup by visiting during or after a power cut.
  • For any specific flat, demand a written rental agreement draft, refund terms, parking allocation, and deposit conditions before paying any token amount.
  • Ask management how many open maintenance complaints currently exist and what their average resolution time is.
  • Research recent sale prices on the property and compare against what owners are asking, given reports of heavily inflated valuations.

The architectz behind this building have really imagined how it feels to really live in it. Facilities, privacy, safety, families, clean, super nice, big open spaces and beautifully ventilated. Not sure if it's a resort or an apartment at times. But really need to call out the people who have constructed. Really top notch talent.

I Repeat “Don’t take flats for rent here just because your office is near” Frustrated staying here , I finally planned to move out within 2 months . Society is built on ultra cheap concrete. Flush water is dirty than your shit. Sudden power cuts and no backup. And 75% owners who bought the flat doesn’t stay in this shitty places . They loot money on basis of rent is high in this place . I will suggest any tenant to take other societies nearby like Krishvi Dhavala and TruWindchimes or Vars Parkwood . You will atleast get the basic amenities there.

I genuinely regret choosing Meda Heights. For the kind of rent this community charges in Bellandur, the living experience is shockingly poor. The society looks premium on the outside, but the actual day-to-day experience is filled with constant maintenance and infrastructure problems. The biggest issue is the water/STP situation. We regularly face smelly water, sewage-related problems, flush water outages, and repeated “emergency maintenance” notices. Recently, sewage water started coming into commodes across flats and residents were informed that flush water would be unavailable for most of the day due to STP tank cleaning. This is becoming a recurring issue, not a one-off incident. There have also been repeated complaints about insects/worms appearing in commode water. Multiple complaints have been raised, but there is little accountability or urgency from management. On top of that: * Water issues happen multiple times a week * Maintenance response is extremely poor * Management is difficult to reach during actual problems * Construction quality already feels questionable despite being relatively new * The rent being charged is absurd for the level of upkeep provided After speaking to other residents, I realized many people are facing the same frustrations — foul-smelling water, maintenance delays, poor infrastructure handling, and lack of proactive management. Even online reviews mention similar concerns around water quality, maintenance, construction noise, and overall poor living experience despite premium pricing. Bellandur itself already has enough infrastructure problems. Paying premium rent should at least give residents basic reliability and hygiene, which unfortunately is not the case here. Would strongly advise tenants to think twice before moving here unless management seriously improves maintenance standards and accountability.

FUTURE TENANTS BE AWARE , please read this before renting out Flat A-112(Flat owners Ravindra and Prerna) . This is our personal experience. We paid a ₹10,000 token in good faith, but after that the process became very concerning. 1. Token was asked without any email confirmation but eventually they agreed after much convincing. 2. We were asked to pay the full deposit before the rental agreement was even drafted. 3.parking space commitments kept changing. 4.previous tenant contact was not shared( huge red flag) And communication became poor after the token was paid(ignored calls and messages for DAYS) Meanwhile, new flat listing for the same flat were made on multiple platforms. When we decided not to proceed because of these red flags, we were told the token amount would not be refunded under any circumstances. Future tenants dealing with Flat A-112 should be extremely careful. Please do not pay any token before getting the agreement draft, refund terms, deposit conditions, parking details, and all commitments clearly in writing.

Very poor building quality Electricity, water and network issues Owners have purchased flat at 80-90 lakhs 2 years back and are now selling at 2Cr+ . They have collectively inflated the price of their flats so much that it is unrealistic. Why are they even selling it now if the flats are good. Please research enough about the prices and before buying a flat in this society.
