Worst society you could possibly live in. If you’re a bachelor, there are a lot of restrictions. Guests are not allowed to stay after 11 PM. Society staff, gaurds and even garbage collectors don’t treat you well. There’s cockroach infestation. Water pipes are old and clogged due to which water pressure is extremely low, takes 1 hour for a normal bath. Water availability is not reliable. Water quality is bad. Resident Welfare Organisation is run by bunch of old folks who are biased towards owners than tenants. It seems like they don’t want any tenants to stay in the society. For example, Tenants either family or bachelors have to pay significantly more maintenance charges than owners. PFA, image of increase in society maintenance for each category for year 2024. KORWA (Kristal Olivine Resident Welfare Organisation) is quite discriminatory and such type of behaviour is illegal but noone has the time to take any legal action against them. People find it easier to just leave the flat. There are no amenities in the society. Children play area is just for namesake and is smaller than the area of room you would be staying in. Pool never runs and will not ever run. There’s no power backup for flats. I used to pay roughly around 10k in maintenance every quater for a small 2 BHK flat which is quite expensive considering there are no amenities or power backup. Society is old and congested. No privacy since you can hear what’s happening in other flats. Sunlight and ventilation is bad. Seems like a jail.

Worst place to live as bachelor, all the staff will treat you with suspicion just for existing as bachelor. They do tooo much for such a normal apartment as if they are taking care of things. Rats and cats everywhere, no lighting, no ventilation. Some of the most ridiculous rules I have heard.

Absolutely horrible place to live in especially for bachelors. The guards are constantly finding ways of extorting money from tenants by imposing absolutely ridiculous fines. The society has the most trashy rules about visitors, the guards follow and stalk the tenants to check if they have any visitors. What a beautiful irony under the pretext of safety and security rules :))

“I stayed in Kristal Olivine, Block 2 Flat 118, with my family for almost 10 years. My kids grew up here, and the only reason we moved out was because we bought our own flat in the same apartment — that’s how much we love it here. The owners are extremely genuine, friendly, and proactive. They always supported us with repairs, and when we moved out, they returned our advance after deducting only the necessary maintenance charges — no unnecessary deductions, no hassles. That honesty and transparency made our stay worry-free from start to finish. The apartments here are exceptionally spacious — far larger than most in Bangalore — making life comfortable for both families and bachelors. The society is safe, secure, clean, and well-maintained. Location is another big advantage: Soul Space Spirit Central Mall is right next door, with movies, shopping, and plenty of affordable eateries nearby. Bellandur Market is just a 3-minute walk, where you can get everything from fresh vegetables to hardware supplies. Public transport is excellent too — the bus stop is right in front of the apartment, and the area feels safe at all hours for both men and women. There are very few apartment complexes directly on Outer Ring Road, and Kristal Olivine is one of the rare ones that is still thoughtfully maintained and offers such spacious living at a reasonable price. While it is a very family-friendly community, I also know many bachelors who have lived here happily for years. Having spent over a decade here myself, I can honestly say this is a wonderful, welcoming place to call home — as long as everyone is peaceful and respectful, it’s one of the best societies in Bellandur.”

Society has become worst in recent years for bachelors & tenants. Have stayed here for 3+ years as tenant with my husband & here are my worst experience pointers: 1. Rules are absurd and there is a discrimination if you are tenant or bachelor in terms of rent, water bill, guests etc. 2. Managers keep changing, there was this one Manager Allen who was literally the worst guy ever seen. Always thinking to fine somehow. They do not have cctv visuals present when I went in office to see who stole my parcel. Very irritating mindset he had. For water bill, he levied unnecessary charges and even after mailing no response. We had to go 10+ times to office for this small thing. They even charge for keeping garbage bin outside at night and after 10am. 3. Security guards are dumb folks they allow anyone without approvals and once they sent my maid back after waiting at the gate telling I am not home. Who are they to tell that I am there or not. This literally infuriated me and gave them a lesson too as my maid was innocent and didn't have phone. They also don't keep any parcel at the office under any circumstances which is very frustrating for new comers. They have rule that below 10 yrs should sit on swing & they made me get up 50kg me sitting for 5 mins and double standard was this that they allow young children (owner's children) to sit on swing whenever they want. 4. There are too many rats and big rats like rabbit size in parking area and these rats spolied our car from inside twice. We wanted to keep at other parking lot for few days to get rid of rats but for that also they were charging extra.They say they do spray and stuff but nothing works. They keep dry waste dumped in one of the parking area beside our car which smells and creates very bad vibe everytime. 5. There are cats everywhere and they have the rule not to feed them and if anyone sees they surrender them to cat shelter. 6. The owners living here think as if they are king and queens of the society. While vacating the house they literally swicthed off main lift plug stating lie that lift is under manntnc and so on. Somehow they agreed to start when I told I have medical issue and can't come throught stairs. 7. And the most imp they charge so much for mantnc but dunno for what they charge as they have no special ammenities. Swimming pool has been converted to rain water storage tank since covid and when rains are not there children play there. 8. House keeping ladies are not well trained. They have 100 issues and at times they even wipe out rangolis. 9. There is no proper ventillation in flats as nearby evertytime you can see construction going on. The water force is very slow in morning time. All time you can hear construction voices. Hence, you can't live peacefully here. Earlier before 2 years society was good to live but with time it has become like a noisy and suffocated one. So, please don't rent or buy any flat here!
