owner of flat 110 agreed for rent 40k including maintenance but at the time of moving in he refused and said maintenance will be exclusive of the rent which is 40k + maintenance. owner and his brother running a scam. Deposited token amount 20k which we got back after a lot of struggling. beware!!!
One of the worst society in Bellandur with low grade maintenance. They will ask to pay dynamic maintenance that will even go upto 10K plus. But you will get two sleeping security staffs at night, 3-4 garbage collection people and 2 semi operational lift that hardly anyone uses, you have to pay water bill for outer leakage of water that you never used but came as your water bill. Even you don’t stay for a month and not using any water still water bill will come. Association is so ride that they never listen to tenants, same with owner.
The apartment is full of cockroaches and other pests. Maintenance is high and water bill is separate which comes out to be more than ₹3000 for a 2bhk. No power-backup in flats, common areas not cleaned properly, owners taking advantage of high security deposit are another set of problems. Good reviews here are posted by landlords to get tenants.
Don’t even think of renting flat here just because it’s location is prime. Association and owners are rude they won’t even listen to tenants and simply impose everything to tenants. The expectation here is pay high rent for staying + maintenance + pay for repair work, paints, leakages etc for which you are not even liable. Maintenance here is 3rd class, you won’t even get power backup after paying 6k to 7k minimum for maintenance. In some cases it’s even 10k plus. Broker or manager will make you fool by saying it will be 2k to 3k. No gym, no swimming pool, lift not working. Leakages are here everywhere. Water bills are crazy, you will get mad when you will see the bills. Full scam. Don’t ignore the reviews, it’s for you. We tenants don’t want you to suffer same.
Worst experience i got here. Owners and association members are very rude. They just impose unnecessary burden on tenants. Lift is not working, pipe leakage, rats & cockroaches, no proper garbage management, play area is always dirty with cats&dog excreta. Please think twice before becoming tenants here because at the end our hard earned money matters. They expect us to pay for future development work which includes building paint, water leakages, cctv installation, lift installation etc for which you are not even responsible.
Terrible harrasment to tenants in the society by the association related to sudden maintenance hikes discussed just between owners and forcefully being imposed on tenants. The reason for hike in maintenance do not include betterment in basic amenities. Rather it includes some fixed cost charges which ideally should be for the owners to pay. Please think rethink and rethink before coming to this society as tenant. Absolutely not recommended
The greedy owners of this society have gone mad. They misbehave if tenants try to talk peacefully. They dont even spare girls and don't allow to record video of conversation. They are putting cctv in the aprtment and taking this cost from tenants. The lifts don't work and nothing works here but there is no transparency. Don't come here on rent.
