Is this right for you?

Best for

  • Families who want a large, event-active community with on-site amenities and conveniences.
  • Residents who prioritize clean common areas, greenery, and strong physical security.
  • People who enjoy cultural diversity and community-driven activities in a 400+ unit society.

Not ideal for

  • Renters whose landlord is unresponsive — the association will not intervene on in-flat maintenance issues like water seepage.
  • Tenants sensitive to traffic delays, as Sarjapur Road congestion affects daily commutes with no society-specific workaround.
  • Renters with frequent visitors, given documented parking constraints inside the society.

  • +Large community, active RWA and cultural events(1 review)

Cons

  • -Some owners unresponsive to repair issues and aggressive at exit(1 review)

Before you rent, check

  • Inspect the bathroom and ceiling of your specific flat carefully for water seepage or past repair patches before signing.
  • Ask your prospective landlord directly how they have handled maintenance complaints from previous tenants.
  • Clarify in writing with the owner what deductions are permissible at exit, especially for items like plumbing that pre-date your tenancy.
  • Ask security how visitor parking is managed on weekends when demand is highest.
  • Confirm the maintenance charge amount and what it covers, as multiple reviews note it is on the higher side.

Elan Homes is a peaceful and well-maintained community. The common areas are clean, there’s good greenery, and security is reliable. It’s a family-friendly place with a calm vibe, and the neighbours are generally warm and helpful. A good choice if you’re looking for a quiet and connected community to live in.

My Experience in Elan 1C 102 This is specifically about 1C 102 first and then will mention about the society The Owners of 1C 102 have looted me. I and 2 of my friends started our rental tenure from Dec 2022 and in January I saw water dripping in my private washroom of the master bedroom. When complained to the owners they didn't care to fix it, I complained to the authorities no luck there as well, the above owners were told to get the grouting done. The issue got 60% resolved by February but it started again in September very badly (and yes I was paying the whole rent at that time living in this mess) and then whole new problem of commode leakage started. On consulting with Elan maintenance and an outside vendor about the commode, they informed that the commode is very old and the water tank and base is put together using mseal due to which the leakage is happening, mseal(the glue or sticking material) is not a permanent solution to leakages. To which the owners again did nothing and blamed me for not cleaning the toilet properly. On Sept 29th 2023, we were asked to vacate the flat as we were of "complaining" nature. We used to bother owners for "these small things" alot and the major reason being that owners planned to sell the home as well. After 29th Sept we got visitors EVERY weekend and even during weekdays. When we got the first visitor and they asked us if there is any leakage problem to which I said "yes". I got a call from the owner, she was shouting on me like anything because I told the truth about the leakage to the visitor on being asked and further were told to vacate the flat on 10th Oct. Being a tenant in Bangalore, you can't do much but say sorry to the owners if they are wrong as well. We said sorry and were threatened for not saying about leakages to any other visitor on being asked orelse we will be thrown out. It also became our duty to show houses to the visitors - I did it as a goodwill and to get back my security deposit safely as well. After all these, we vacated the place on 2nd November 2023. Yesterday on 20th November we got the deposit back. 30k(10k each) were cut for painting, carpentry and deep cleaning. They even cut Rs 5500 for commode from me. Even after complaining about the commode issue in September, they blamed the leakage on me, and when asked to repay as this was wrong and not fair - the reply I got - "I should have deducted Rs 11000" and further both uncle and aunty blocked me. The brokers can't do much and said me sorry - even they were irritated with them. Guys please beware of such owner. It was a dreadful experience for me here.

Excellent place to live in Sarjapur Road with good amenities. The biggest drawback is the association. if there are issues like water seepage, it doesn't get addressed by the association. The respective parties will have to get the issues fixed by themselves. Outside the flat, maintenance is excellent.

Considering most of the apartment society complexes are small in Bangalore in South East part, Divyasree Elan with more than 400 apartments is one on the maximum side providing sufficient strength for community initiatives like a healthy RWA, events, joint initiatives and above all diversity. Residents native from different parts of India are living with coherence celebrating the different cultural, social, dining and living preferences. From the amenities perspective it offers small play ground, kids play area, swimming pool, gymnasium, club area for functions, cheese and carom room, table tennis room, pool table, an amphitheatre area, a convenience store by Food World and a beauty salon. Best part is indoor stadium consisting of 2 indoor courts and basketball half court. Only limitation is bit of parking crunch for the visitors else from hygiene and cleanliness perspective it society is brilliant. As a result maintenance charges are high but well worth it. Work location just opposite gorgeous Kaikondahalli lake it can't be better though lately traffic scene being terrible on Sarjapur Road none of the residential complexes can escape from the traffic wrath.
