Is this right for you?

Best for

  • Professionals working across Bangalore East/South who need fast road access to multiple IT corridors.
  • Buyers who prioritize a large, uncrowded clubhouse over outdoor sports facilities.
  • Families who want good schools nearby and are willing to wait for the Forum Mall and metro to come up.

Not ideal for

  • Residents who expect dedicated outdoor courts (cricket, tennis, basketball) within their own tower's amenities.
  • Buyers sensitive to view or sunlight, given the new tower being built between the experience centre and towers 3/4/5.
  • Those who need certainty about shared amenity access across Prestige City towers before committing.

Pros

  • +Main road access via 80ft private road(1 review)
  • +Large clubhouse, low resident-to-facility ratio(2 reviews)
  • +Well-connected to IT hubs across Bangalore East/South(1 review)
  • +Less crowded than other Prestige City towers(2 reviews)
  • +Good schools 10-15 mins away; metro planned nearby(1 review)

Cons

  • -Cross-tower amenity sharing is unclear and disputed(3 reviews)
  • -New tower construction will block views and sunlight(1 review)
  • -Low UDS at ~16%; high pricing for BMRDA project(1 review)
  • -Future water supply concerns given scale of Prestige City(1 review)

Before you rent, check

  • Confirm in writing which outdoor sports facilities Aston Park residents can actually access within Prestige City, since reviews directly contradict each other on this.
  • Visit during daytime and check which floors and flat orientations will be affected by the new tower being constructed nearby.
  • Ask the site team to show you the 'Eternity Drive' common amenities and verify they are accessible to Aston Park residents.
  • Check the current status of road widening and flyover at Dommasandra Circle, as these directly affect daily commute times.
  • Verify the water supply arrangement (borewells, BWSSB, tankers) given concerns about the large number of units in Prestige City overall.

Prestige is launching a new tower between experience centre and Aston Park’s tower 3/4/5. This will block the view as well as sunlight. They didn’t informed it earlier, major disappointment.

Pros: 1) Less crowded compared to other parks in prestige city. Avalon has 900+ flats, Meridian and Eden park have more than 2K flats. 2) Large club house Cons: No dedicated outdoor sports facilities. But residents can use common sports facilities (Cricket practice net, etc.) of prestige city along the spine road.

Booked a flat here at the last minute, Initially thought this was far away, but driving around the entire sarjapur road, visiting other properties in chikkanayakahalli, carmelaram etc. found this to be the best, despite the lack of outdoor amenities. Below are the pros and cons Pros: 1. This is a main road project, the access road is a 80 feet private road, this is a real boon. Other Luxury builder projects like Adarsh Tropica, Assetz 63 though appear to be in a better BDA Approved location, have the poorest approach roads and take 10-25 mins from sarjapur main road. Same goes for Godrej Park Retreat, sobha Royal Pavilion. Though the time is less in the latter two, but roads are bad nonetheless. 2. Plans are really well thought out, with the bed rooms spaced wide apart unlike the previous towers in which 3bhks had all bedrooms next to each other 3. Clubhouse is almost as big as Meridian park, But Meridian Park has 2500 units while Aston Park has only 700, hoping this to be less crowded. 4. Forum Mall once ready will be the only big mall in the entire Sarjapur Road and ORR till Bellandur. So, this should become a Prime location. 5. All IT work locations in Bangalore East and South, those in ORR, Mahadevapura, Whitefield and Electronic City, are truly 20-40 mins drive from here, which was a shock after commuting several times. This project seems to be located at a very good accessible location 6. Unlike ORR, Mahadevapura the road widening is already happening and the flyover construction is also underway at dommasandra circle 7. Recently Sanctioned metro plan connects as far as Sompura Gate and the station should be really close to Prestige City Gate, like that of Prestige Jindal City in Nagasandra 8. The Whitefield-Sarjapur Road close to the project has really good schools and the schools are just 10-15 mins drive from here Cons: 1. Exorbitant pricing for a BMRDA project, already felt Meridian Park Phase 3 was overpriced but this is even costlier. But even small builders are charging 1Cr+ for 3BHK in the vicinity as box price, so better late than never. The location has got real costly already. 2. No outdoor amenities, no sharing of outdoor amenities between towers. I was told there are lot of amenities on the 'Eternity Drive' which are common for all towers, some of which are right next to aston park. Hoping this is true. 3. UDS is just 16%, expected to be less for a high rise building but it would have been better if this was above 22% 4. Water could be a concern in future as there are too many units in the entire PRestige City. 5. Though the project is called a township/City, there is only a mall and no Hospital or School inside the project, so the name 'Prestige 'City'' is a bit too over the top. Prestige City Mumbai has a hospital and school inside. Unless you are very particular about outdoor amenities, this is the best under construction project in Sarjapur Road as of now.

If you are looking for best project with all the facilities, then it is definitely not for you. They have given minimal basic amenities with exorbitant price and when I asked the team why no tennis court, basketball court or cricket pitch etc is there then he told you can go nearby stadium for that. We booked thinking it will have everything world class project has but it has minimal basic amenities and you cannot use facilities from projects within prestige city also, so canceling booking here.

This answer from prestige City, I think outdoor amenities for all, Only club houses are specific for each block website 1. Is there a clubhouse in the property and what are the amenities provided in Prestige Aston Park? Yes. The project has an astonishing clubhouse with various indoor facilities. There are many outdoor courts like a basketball court, cricket pitches, football courts, badminton courts. There are many attractive features in the periphery like open-air theatre, mini football field, kid’s play area, pet park, senior citizens seating court.
