Same is the situation at Adarsh Statuss. The worst, unethical and unprofessional builder you can see in Bangalore. We have lost so much money, time and energy dealing with these habitual offenders, who are shameless to the core. NEVER EVER BUY ANY OF THEIR PROJECTS. ALL OF US HAVE FILED A COMPLAINT AGAINST THEM IN RERA. STAY AWAY !!!

Jan 26 Further delayed, CRM has stopped updates Oct 25 Construction till 12 floors are done for most of the blocks, terrace walls are being erected for almost all the blocks. They are making progress by adding walls and balcony to upper floors. CRM has stopped sending monthly progress updates, they are giving most of the apartments for soft handover but they are not providing service lifts, they are forcing all the buyers now to pay 97% of the amount. Initially at the beginning of the year they have shared the timelines as November 2025 and then again the dates are shifted to March 2026. No response from CRM on OC, they have shared it’s applied but when ask to share application of OC, they did not share the same. Overall looks like again CRM will be changed, this is the same pattern where they change the person. This is 6th CRM in last 2 years of this project. Overall very skeptical on the handover and the possession, mostly handover will be like Lakefront owners where they took possession without Adarsh having Phase 3 RERA and this flats are Vacant. June 25 Construction for phase 2 going for all the blocks 10th floor slab done for A,B,C blocks 9th floor slab done for D,E blocks Construction have now resumed at a good pace. Still there are governance issue 1. Delay compensation sheet is not provided even after multiple follow ups 2. They do not have RERA approval for phase 2 apartments April 25: They have constructed 8th floor slab for all the block after putting pressure. They haven’t shared any update / proof on the application of RERA phase 2 and have started to share demand letter of the 8th floor. This is turning out to be an important lesson in buying apartment which gets constructed in phases. Adarsh constructing single 13 storey apartment in two phases itself should have been a red flag. March 2025: After putting pressure with reviews / weekly meetings with CRM, they have started 8th floor construction. We are hoping the construction pace for upper floors 8th -13 remains same as lower floors Next agenda is to workout the monthly compensation for delayed construction, builder has provided no clarity on this aspects. February 2025: Still no clarity provided on RERA for phase 2, we have been asking them for a proof or application which they have filed for getting RERA for phase 2, even that has not been shared. 1. No clarity on delay compensation provided, there is no month on month compensation provided as of now. 2. No sight on possession and RERA phase 2, they has constructed the apartment from past few month and are unable to erect upper floors for phase 2 (8th - 13th floor) On top of this, they have surprising got RERA for aadarsh rosewood project (new project, next to Mayberry) They are enable to complete Mayberry and the audacity to keep on ongoing and launching new projects. We are connected with CRM from day one of the booking and they are unable to provide us with a clear date for Phase 2 RERA, Possession and delay compensation. 15th Sep 2024: They haven’t got the approval for RERA phase 2 (8th - 13th floors) Internal and external plastering, flooring works for phase 1 apartments are in progress. CRM team has vaguely clarified that apartment for interior work will be handed over by December 2024 Note: some of the older reviews are incorrectly tagged, they are for aadarsh palm retreat villas, which is not relevant for this upcoming project. Extremely disappointed by the construction pace, they have now got a second extension just for phase 1, which gives them the leeway till mid 2026. God knows when will they apply for phase 2 RERA and when will we get the possession. Karnataka RERA is so weak, how could they give extension for the Phase 1 for 2.5 years for the project which started in 2018. Also, just to clarify Phase 1: Ground to 8th floor Phase 2: 9th to 13th floor OC and possession will not be provided until both the phases are completed. Same things happened to aadarsh lakefront project, which is still under construction.

Don't ever consider buying a flat in Adarsh project. I own an under-construction flat in Adarsh Park Heights Phase 2. Builder is constructing additional floors without TDR approval. There is lot of delay in every stage of the project since the very beginning. The whole CRM team is very unprofessional and not reliable. No support after purchase. To conclude, just avoid any Adarsh Property.

Stay away from every Adarsh property, they have zero intention of completing this particular project. The completion date for this project is now July 2026, a project that started in 2017. The entire Adarsh team is either incompetent or indifferent to what is happening. Other builders projects that started in 2023 are now letting people move in to their houses, while we continue paying rent and EMI To the Adarsh team - do not reply to this post saying my investment value has gone up, if the house is not built the house 0 value EDIT - @Adarsh team why don’t you send a detailed update explaining the delay and when you plan on letting people move into their flats and when the OC will be received to everyone who has purchased a flat? Why do you always want to reach out to individual buyers, everyone who has bought a house here deserves to know why our money is going down a sinkhole

The project got delayed literally so many times. They keep shifting the timelines, and politically right answers without any clarity. Literally had meeting with CRMs where appalling statements like ‘let’s forget what has happened until now and look forward so that we move smoothly without delaying further…if you don’t sign, your handovers will get delayed’ are used very casually (and with smirks), to basically bully buyers into signing extension consents. completely disregarding the frustration and helplessness of the buyers. No one should block their hard earned money with Adarsh projects anymore, they are hopeless. Same stories of bullying with Adarsh lakefront, Villas, crest and many more projects. They start full swing to meet the basic requirements of payment schedules but handover is the last thing on their minds. Just expanding on number of projects, but handover situation is much worse than I am putting here.

Update Jan 2026 There is still no clarity on the handover. Every time we follow up, they keep giving new dates, and this has been happening for the past six years. It’s unclear why RERA has not taken any action against Adarsh despite the continuous delays. They haven’t shared any update / proof on the application of BBMP approval for phase 2 and have started to share demand letter of the 8th floor. In Feb 2025: Still no update on handover of this project. In March 2024, there is no update on the Phase 1 RERA extension or Phase 2. This project began in 2017 and will be delivered to buyers after its 10th anniversary celebration, where RERA members will be the chief guests. In Feb 2024, there has been some progress made on the project, but there is still no update on phase 2. The completion date remains uncertain. As of August 2023, we have been informed that the handover date for phase 1 has been postponed to December 2024. The handover dates for phase 2 are yet to be determined. In September 2021, I was informed that the handover date for a certain project was supposed to be in September 2021. However, every time I followed up with them, they gave me new dates. The latest update is that the handover date has been moved to December 2023. I suggest visiting the site as construction has not started yet and it is uncertain how it will be completed by December 2023.

Absolutely one of the worst builders in Bangalore! They have zero ethics and no respect for their customers. We invested our hard-earned money and got nothing but lies, false promises, and endless frustration in return. They shamelessly scam people without any accountability. Please stay away — don’t fall into the same trap we did. Avoid their properties at all costs!
